What your homeowners policy actually covers

Dwelling (Coverage A)

Pays to rebuild your home after a covered loss. The limit must reflect today's Georgia rebuild cost, not market or tax value.

Other Structures (B)

Covers detached garages, sheds, fences, and pools at typically 10 percent of the dwelling limit. Can be raised when needed.

Personal Property (C)

Covers your belongings at 50 to 70 percent of dwelling. Jewelry, firearms, and electronics have sub-limits and need scheduling.

Liability and Loss of Use

Personal liability if someone is hurt, plus loss of use to pay temporary housing if your home is unlivable after a loss.

Earthquake, landslide, sinkhole, and mudslide. Georgia sits on the Eastern Tennessee Seismic Zone. Endorsement is cheap for most North Atlanta homes.

Service line breakdown

Water, sewer, and power lines from street to foundation are your responsibility. HVAC and appliance breakdown also excluded. Both are cheap endorsements.

Wear and tear

No policy pays for gradual deterioration, rot, pest damage, or poor upkeep. If your roof is past its actuarial life, payout may be limited to actual cash value.
