What a Georgia renters policy covers

Personal Property (C)

Covers belongings against fire, theft, water from plumbing, and most sudden losses. Default is $15k to $30k. Walk room by room.

Personal Liability (E)

Pays if someone is hurt in your unit or you damage the building. Default is $100k. Many landlords require $300k or $500k.

Loss of Use (D)

Pays for temporary housing and higher living costs if your unit is unlivable after a covered loss. Usually 20 to 30 percent of contents.

Medical Payments

Pays small medical bills if a guest is hurt in your unit, regardless of fault. Default is $1k to $5k. Avoids small claims.

Excluded on every renters policy. Covered by NFIP or private flood. Tenants in ground-floor units in flood zones should buy a separate flood policy. Premiums for renters flood are low because there is no dwelling to cover.

The building itself

Your renters policy covers your stuff and your liability, not the walls, roof, or plumbing. The landlord's policy covers the building. If the landlord is underinsured, that is their problem, not yours.

Roommate property

Your policy covers your property and the property of immediate family members in the household. A roommate needs their own policy. Do not assume shared coverage.

High-value items without scheduling

Jewelry, firearms, and fine art have sub-limits of $1,500 to $2,500 per category. A $4,000 engagement ring is not fully covered without a scheduled personal property endorsement.
