If the same guest stays for more than 30 days, the property may need a landlord policy for that period instead. Mixed-use (short and long term) needs both a landlord and an STR policy, or a hybrid product.

Guest personal property

Guest belongings are the guest's problem. Some carriers offer a small guest-property sub-limit, but this is not the primary purpose of the policy.

Flood, earth movement, and pandemic

Standard property exclusions apply. Flood, earthquake, and pandemic closures are excluded unless endorsed or separately insured. Business interruption from a public health order is rarely covered.

Undeclared operations

Running an STR on a personal homeowners policy without declaring it is the single most common reason for claim denial. The carrier needs to know the property is a rental before a claim occurs.
