Habitational Insurance - Georgia

Habitational Insurance in Georgia: Apartments, Condo Associations, HOAs

Standard commercial carriers are selective on habitational accounts. Specialty carriers like Philadelphia and Berkley have the appetite Georgia property managers need for apartment buildings, condo associations, and HOAs.

What Habitational Insurance Covers

Building and Common Areas

Covers the building structure, common areas, roofs, and shared amenities (pools, fitness centers, laundry facilities). Replacement cost valuation is critical for Georgia properties given elevated rebuild costs.

Premises Liability

General liability for tenant and visitor injuries, slip and falls, swimming pool accidents, and premises-related claims. Typical limits are $1M to $5M per occurrence. Higher limits almost always justified.

Loss of Rents

If a covered loss (fire, water damage, roof collapse) prevents tenants from occupying units, this pays the rental income the property would have collected. Critical for cash-flow-sensitive investment properties.

Equipment Breakdown

Covers physical and mechanical breakdown of HVAC, elevators, boilers, and electrical systems that standard property excludes. Critical for Georgia apartment buildings and condo associations dependent on shared mechanical systems.

What Habitational Insurance Typically Excludes

Tenant and Unit Owner Property

Tenant personal property is excluded. Leases should require renters insurance. Condo unit owners need HO-6 coverage for their unit; the master policy covers the building, not the individual units.

Flood

Flood is excluded from every habitational master policy. Properties in FEMA flood zones or near waterways need separate flood coverage.

Earthquake

Earthquake is excluded. Georgia seismic risk is low but not zero; review separate earthquake coverage if your property faces meaningful seismic exposure.

Intentional Acts

Willful acts, criminal conduct, and intentional damage are excluded. Standard coverage is for negligent and accidental events.
