What a Georgia homeowners policy covers

Dwelling Coverage (Coverage A)

Pays to repair or rebuild your home if damaged by fire, wind, hail, lightning, and other covered perils. Should be set to full replacement cost, not market value.

Personal Property (Coverage C)

Covers your personal property: furniture, electronics, clothing, appliances. Most policies default to actual cash value. Replacement cost content coverage is worth the added premium.

Personal Liability (Coverage E)

Pays if someone is injured on your property or you accidentally damage someone else's property. Standard policies include $100,000 to $500,000. Most homeowners should carry more.

Loss of Use (Coverage D)

Pays your hotel, rent, and living costs while your home is being repaired.

IMPORTANT LIMITATIONS

What a Georgia homeowners policy does not cover

Flood damage

Flood damage is excluded from every standard homeowners policy. You need a separate flood policy through NFIP or a private carrier.

Earthquake and earth movement

Earth movement including sinkholes is excluded. Earthquake coverage is a separate endorsement.

Gradual water damage and mold

Damage from gradual water leaks, mold, rot, and pests is excluded. Only sudden and accidental water damage is covered.

Intentional damage

Intentional acts by the insured are excluded.
